Disclosure Package Request
When a Forest Hills Homeowner is planning the sale of their home, Virginia law requires a Disclosure Package be provided to potential homebuyers. Requests should be made in writing addressed to the Forest Hills Community Association.
Cost per requested package $100.00
Allow two (2) two weeks for processing

Annual Association Dues
Forest Hills Community Association HOA fees are collected on an annual basis and are currently set at $1380 for each residence. A notice is sent out at the beginning of each calendar year and payment is due by January 31st. Please make sure your Forest Hills address is clearly marked on the check. The developers transferred ownership of the land and improvements through a Declaration of Covenants, Conditions and Restrictions to the Forest Hills Community Association, a non-stock corporation registered by the State of Virginia. The Declaration prescribes the easements, restrictions, covenants and conditions under which the individual lots of the subdivision will be held and sold. The affairs of the Association are governed by a set of By-laws and managed by a Board of Directors elected by the members of the Association. Membership in the Association is composed of those persons who acquire fee simple ownership of a lot (town home) within the subdivision. The FHCA governing documents, the By-laws and the Covenants, and other information are presented to each potential homeowner at the time he or she enters into a contract to purchase a property in Forest Hills. Acceptance of the package places on the new owner the responsibility to abide by the provisions of the covenants.

ARTICLE VIII - Protective Covenants and Restrictions - Declaration of Covenants
(8) No sign of any kind larger than one foot square shall be displayed to the public view on any lot, except temporary signs of more than four square feet advertising the said lot for sale or rent and except for temporary signs, erected by the Declarant in connection with the construction, lease, or sale of buildings and other parcels of The Properties.
Remind your Realtor that Post type signs are not permitted according to Forest Hills ACC regulations. Only small ground level signs are permitted.
